House Rules for Our Broken Bow Cabin

House Rules

Copper Haven is ideal for a couple or a small family. It is not a party house, and our occupancy limits are strictly enforced. Please read these rules before booking. They are part of your rental agreement.

Booking Requirements

• The primary renter must be 25 or older and live more than 100 miles from Broken Bow.
• A signed rental agreement, a state-issued photo ID, and a security hold are required to confirm your reservation. The ID must match the primary renter's name and the card on file. If these aren't completed within 48 hours of booking, we may cancel your reservation.
• If minors are on the reservation, at least one adult on the reservation must be a parent or legal guardian of a minor in the group. No unaccompanied minors or teen-only groups.
• Changes to your guest count after booking may result in additional fees.
• No subleasing the cabin or advertising it in any form, including on social media.
• Commercial photography or filming is allowed only with our prior written approval and agreed fees.

Occupancy

• Maximum of 4 guests: 2 adults (18+) plus up to 2 children at no extra cost.
• Please bring a pack-n-play, cot, or air mattress and linens for the kids. Sleeping on the couch is not permitted.
• Children under 2 don't count toward occupancy.
• The limit of 4 includes everyone on the property at any time, day or night. No day visitors, unregistered guests, parties, or events. We are priced according to our maximum guest count.

Check-In and Checkout

• Check-in is 4 PM and checkout is 11 AM. Late checkout is not available. If you need to stay later, booking an extra night is the only way to guarantee it.
• Early check-in may be available for a fee: $100 for a 9 AM arrival, $60 for 12 PM, or $35 for 2 PM. Requests can be made 24 hours before check-in. Early check-in isn't available if another guest checks out the day you arrive.
• Unless early check-in has been confirmed, please don't arrive early, even if the cabin looks empty.
• If you'll arrive after 9 PM, let us know so we can be available in case of any door lock trouble.

Animals

• No animals of any kind, including pets, service animals, and assistance animals. Due to the owner's medical needs and personal use of the space, Copper Haven holds an exemption from assistance animal requirements so we can keep the cabin pet hair and dander-free. We're happy to suggest pet-friendly cabins.
• Bringing an animal will result in a $500 fine and eviction without a refund.

Smoking

• No smoking or vaping anywhere on the property, inside or out. This includes cigarettes, cigars, marijuana, hookah, and vapes.
• Smoking on the property will result in a $200 per night fine.

Around the Cabin

• Quiet hours are 11 PM to 8 AM.
• No fireworks, and no discharging weapons of any kind, including pellet guns.
• No cutting down or damaging trees.
• Don't move or rearrange furniture or decorations, or take indoor furniture outside.
• No glitter, confetti, or making holes in walls to hang decorations.
• Flameless candles only, year-round.
• Don't charge lithium-ion batteries for e-bikes, e-scooters, hoverboards, or similar devices anywhere on the property, inside or out. Phones, laptops, tablets, and cameras are fine to charge, and electric cars can use the EV charger.
• Don't climb, lean, or sit on the deck railings, or walk on the outside of them.
• The owner's storage closet in the primary bedroom and the cleaner's closet in the laundry room are private. Both doors have sensors that alert us if they're opened.
• ATVs and dirt bikes can't be ridden on the property, in the Hickory Ridge neighborhood, or on county roads such as Burton Road. You're welcome to park them on a trailer and haul them to the public trailheads. Any damage caused by ATVs or dirt bikes will be billed.
• No underage drinking. Alcohol may not be made available to anyone under 21, and the primary renter is responsible for the group's behavior.
• The cabin is on a septic system. Flush only toilet paper, not even "flushable" wipes or feminine products. Keep grease and food out of the drains. There is no garbage disposal.
• Tell us about any damage, no matter how small. Accidents happen, but we want future guests to have the same amenities you did, and we have to replace anything broken.

Fire Safety

• The indoor and deck gas fireplaces are seasonal, October 1 to March 31.
• Never leave the cabin while a fireplace is on. Don't move the gas logs, and don't put anything in the fireplaces: no wood, color packets, marshmallows, or other food.
• Build fires only in the fire pit, and have an adult attend the fire at all times. The fire pit is not a grill, so don't remove the Weber grill grates and put them in the fire pit. Please don't move the grill.
• If a burn ban is active, a sign will be posted in the cabin and the fire pit can't be used. A burn ban violation carries a $500 fine and eviction, and Oklahoma law (2 O.S. § 16-26) allows a separate state fine of up to $500 ($1,000 for a governor's ban).

Kids, Hot Tub, and EV Charger

• Supervise children at all times, inside and out.
• Children must be supervised by an adult 21 or older in and around the hot tub. Close and lock the hot tub cover after every use. Full hot tub rules are in the rental agreement.
• The complimentary Level 2 EV charger (J1772 connector) is on the front porch. Tesla owners, please bring your adapter. Route the cable so no one trips, and let us know right away if it isn't working.

Fees and Charges

• A $300 security hold is placed on your card 1 day before arrival and released 5 days after checkout if there are no damages or additional charges. It's a hold, not a charge.
• A $250 cleaning charge applies for vomit, bodily fluids, water balloon debris, confetti or glitter, sidewalk chalk, excessive trash, or anything that disrupts the hot tub (bubble bath, trash, or bodily fluids).
• Damage to the hot tub cover from misuse will be charged at repair or replacement cost.

Weather and Cancellations

• We strongly recommend travel insurance, as we stand by our cancellation policy. Weather-related cancellations are not refunded unless there is a mandatory evacuation order.
• A 4x4 or AWD vehicle is required when there is snow. We don't provide snow removal.
• If snow keeps you from leaving and the cabin is available, you can book extra nights at 30% off.

Violating any of these rules may result in fines, fees, and eviction without a refund.

Other Things to Note

• Copper Haven is in a rural, wooded setting. It's possible, but not likely, to see wild animals such as snakes, lizards, bears, squirrels, rodents, raccoons, foxes, opossums, birds, cranes, bats, cats, and deer. They roam freely, so never approach them.
• Bugs are present year-round, especially in spring and summer. Pest control services the property regularly, but the cabin is in the middle of a forest, so you will see bugs. They usually stay outside but may come in if doors are left open.
• Like rural areas nationwide, you'll find unpaved roads around Broken Bow and Hochatown. A small portion of the road to Copper Haven is unpaved, but it doesn't require AWD or 4WD under normal conditions, including average rain.
• Broken Bow is growing, and there's construction in many neighborhoods, so you may hear occasional weekday construction noise.
• Burn bans are beyond our control and can be issued or lifted at any time. To check, visit the Oklahoma Forestry Services website and find McCurtain County (the southeastern-most county in Oklahoma).
• Exterior cameras monitor the property. No cameras view the hot tub, and there are no cameras inside the cabin.
• Use of all amenities, including the hot tub, fire pit, grill, fireplaces, EV charger, and yard games, is at your own risk. By booking, you accept responsibility for the safety of everyone in your group.
