House Rules
We ask that Guests accept and respect the following house rules:
House Rules:
• No animals; we are a dander-free property due to severe allergies. $250 fee for a violation of this and we reserve the right to evict without a refund.
• Max of 2 adults. No unauthorized guests beyond those on the reservation are permitted on property.
• No glitter, confetti, or making holes in any walls to hang decorations.
• No smoking inside or on the patio/decks
• No unregistered guests. We are priced according to our maximum guest count.
• No cutting down or damaging trees
• No discharge of any fireworks or weapons, including pellet guns
• Do not move or rearrange any furniture or take indoor furniture outside.
• Notify host of any damage caused during your stay, no matter how small. We understand accidents happen, but we want to ensure future guests have the same amenities as you and we have to replace all broken items.
• Do not place anything inside the fireplaces. No wood, magical color packets, marshmallows, or any other food.
• Our fire pit is not a grill, it's a fire pit. Do not remove the Weber grill grates and put them into the fire pit.
• Do not climb on the patio railing, walk on the outside of the railing or sit on the railing.
• Renter's primary residence must be more than 100 miles from Broken Bow
• A signed rental agreement, photo ID and security hold are required to confirm the reservation. We may cancel your reservation if it is not completed within 48 hours.
• Renters must be 25 years of age or older.
• We strongly recommend travel insurance as we stand by our cancellation policy.
** Violating any of the above may result in fees assessed and eviction without a refund.
Other things to note:
- Copper Haven is located in a rural setting and is surrounded by trees. It is possible, but not likely, to see wild animals such as snakes, lizards, rodents, raccoons, foxes, opossums, birds, cranes, bats, cats, deer, and other wild animals. These animals are free-roaming, and we do not have control over their actions. Never approach wild animals.
- Pest Control is scheduled quarterly. Due to the house being in the forest, you will encounter critters. This is common even with pest control treatments. These bugs are typically seen outside; however, they may welcome themselves inside if the doors are left open.
- Like rural areas nationwide, you will experience unpaved roads in and around Broken Bow and Hochatown. A small portion of the road leading to Copper Haven is unpaved. It does not require AWD or 4WD to access under normal conditions, including average rain. Broken Bow is growing, and there is construction in all neighborhoods.
- We notify all guests the day before check-in if a burn ban is active. Burn bans are beyond our control and can be issued or canceled anytime. Because of this, we cannot update guests daily on the situation between booking and check-in. To check for active burn bans, visit the Oklahoma Forestry Services website and look for McCurtain County on the map (Southeastern most county in Oklahoma).
- Early check-in and late check-out times are available for an additional fee, providing there are no reservations within 24 hours of your arrival or departure.
- Seasonal gas fireplaces in the living room and patio available from October 1st to March 31st.
- Changes to guest count after booking may result in additional fees.
- Exterior cameras monitor this property.
Other things to note:
